We start with a conversation. Your timing, your plans, and what a good outcome looks like for you. Someone who needs to move in six weeks needs a different strategy than someone thinking about next spring.
We walk through the home. The things that move price are the things a database can't see: condition, layout, light, what you've updated, and how your home compares to the others a buyer will tour the same weekend.
You'll leave that first meeting with a working number. We come prepared, so the conversation has somewhere real to start.
Then you get the detailed work
After we've seen the home, we put together the analysis properly:
A competitive landscape document. What your home is actually competing against. What's on the market near you now, what has recently changed hands, how those homes compare to yours, and where the gaps and opportunities sit.
A pricing package. Not a single number, but a supported range with the reasoning behind it and the strategy that goes with each option. Price too high and you sit, go stale, and end up negotiating from weakness. Too low and you leave money on the table.

Where the market is right now
Across the GTA in June 2026, the average selling price was $1,058,658, down 3.9% from a year earlier, but sales were up 9.4%, while new listings fell 12.9%.
That combination matters if you're thinking about selling. More buyers are active than last year, and fewer homes are coming to market to compete with yours, but prices are still sitting below where they were twelve months ago.
